Process

Selling you home may seem like a long process, but with the help of your REALTOR® they can help walk you through everything you'll need to know. To help prepare you for what to expect, check out these steps below. While there may be some variations, every selling experience essentially follows this process.

Step 1 – Decisions, Decisions
Before selling your home, ask yourself these questions:

  • Am I ready to dedicate the time needed?
  • Are my finances in order?
  • What mortgage penalties will I incur?
  • Is it the best time to sell?
  • How is the market doing?

Sometimes the process of selling your home can come up unexpectedly due to a new job, lifestyle change, etc. Whatever your situation, it is best to prepare yourself for the challenges ahead.

Step 2 – Find A REALTOR®

Once you've decided to use a REALTOR®, the next step is to find the right REALTOR® for you. Ask around with your friends and family, or utilize the REALTOR® that helped you purchase your first home. Step 3 – Prep Your Home
It is important when selling your home to remember that everyone has different tastes, styles, and expectations. Keep in mind that your bold décor may not show well to potential buyers with more neutral tastes. Try to make your home a blank canvas that potential buyers could see their own style in.

  • Repair any problems (leaky faucet, wall holes, etc)
  • Clean thoroughly
  • Remove unnecessary items (picture frames, trinkets, etc)
  • Check curb appeal (mow lawn, plant flowers, etc)

It is important to begin this process as early as possible, as you don't want any major renovations going on while you are trying to sell your home.

Step 5 – Market
The best way to get an offer on your home is to market effectively. Your REALTOR® can help with this process. They have access to the extensive MLS® System, key industry contacts, traditional media sources such as print advertisements, signage and more.

Step 6 – Find A Lawyer
Do you already have a lawyer? You'll need them to finalize and review official documents and close the sale of your home. Ask your REALTOR® for help in selecting one.

Step 7 – Review Offers
With the offers pouring in, it's now just a matter of selecting which one. Keep in mind that the highest may not always be the best, as it may come with a lot of stipulations. Let your REALTOR® know your hard limits so they can negotiate effectively.

Step 8 – Close
Congratulations! You're ready to sell your home. While your REALTOR® and lawyer will take care of the complicated legal maneuvers, you'll need to sign forms, and notify other vendors like your financial institution or insurance broker.
